Hoewel dit niet onze specialiteit is (er zijn plenty gespecialiseerde sites) zijn de volgende berichtjes wel van groot belang voor de verdere ontwikkeling van de Nederlandse huizen- en hypothekenmarkt, en de banken, c.q. leningen en hypothekensector, met name DSB enzovoort.
De onroerend goed markt in Nederland wordt naar onze mening al lang, minstens 12 jaar of langer, kunstmatig opgepept (steroïden) en de toekomstige ontwikkeling is ongetwijfeld interessant te noemen.

Moody's past risicoweging hypotheken aan

AMSTERDAM (AFN) - Kredietbeoordelaar Moody’s heeft zijn risicoweging voor verschillende Nederlandse hypotheken verzwaard. Daarmee wil Moody’s zijn modellen voor het waarderen van obligaties met als onderpand Nederlandse hypotheken nauwkeuriger maken, zo liet de kredietbeoordelaar deze week weten.
De wegingen worden aangepast in het licht van veranderingen in hypotheekproducten op de Nederlandse markt. Daarnaast heeft het beoordelingsbureau verschillende belangrijke risico’s op de obligaties opnieuw beoordeeld. Door de aanpassingen zullen beleggers mogelijk een hogere rentevergoeding op deze schuldpapieren vragen. Lees meer...

Huizenprijzen dalen

DEN HAAG (AFN) - De prijzen van koopwoningen zijn in februari met 0,5 procent gedaald ten opzichte van een jaar eerder. Dat maakte het Centraal Bureau voor de Statistiek (CBS) vrijdag bekend. Het is de eerste daling sinds het CBS in 1995 met meting van de huizenprijzen begon.
Uit de cijfers van het CBS en het Kadaster blijkt dat bijna alle typen huizen in februari goedkoper waren dan in februari 2008. Hoekwoningen en appartementen daalden het meest in prijs. Alleen tussenwoningen werden iets duurder. Vergeleken met januari daalden de huizenprijzen met 1,1 procent.
In de loop van vorig jaar was de stijging van de gemiddelde verkoopprijs van koopwoningen al flink afgezwakt. In januari stegen de prijzen nog met 1,2 procent. Het aantal verkochte woningen daalde in februari voor de vierde maand op rij, ditmaal met 41 procent ten opzichte van een jaar eerder. Lees meer...

No surprise - Monte Carlo is No 1 in the Global Property Guide's list of World's Most Expensive Residential Real Estate Markets 2009, more than twice as expensive, at US$45,000 per square metre, as the runner up.
Battling for the number 2 position are prime central Moscow and London. Prime central Moscow's US$20,853 per square metre price tag slightly outpaces core Prime London's US$20,756 per square metre, though it is fairer to say the two cities are neck-and-neck.
London residential property prices have fallen for much of 2008, while Moscow property price declines only started in the last quarter, allowing Moscow to catch up with London. Both countries have experienced strong currency declines.
Tokyo and Hong Kong come in fourth and fifth, respectively.
New York, the only US city included in the survey , is 6th, with an average price of US$15,000 per sq. m.
Completing the top ten most expensive real estate markets are two European cities (Paris at 7th and Rome at 9th) and two other Asian cities (Singapore at 8th and Mumbai at 10th). Average prices range from US$9,000 per sq. m. to US$12,000 per sq. m.
The figures are based on the average price of a 120 sq. m., good-condition high-end used apartment in the city centres of more than 110 cities around the world, typically the economic centres where most foreigners are likely to buy.

Dutch housing market slipping

Dutch housing market no longer a treat as economy teeters toward a recession

Eighteen months after real estate markets in Spain and Ireland began to sputter, the Netherlands is following suit. Prices of properties including 17th-century Amsterdam canal-side townhouses dropped in the third quarter for the first time since 1980 after doubling in the last decade.
The boom has left the Dutch saddled with the highest level of mortgage debt in the euro region just as the economy slides into recession. As recently as the second quarter, the Netherlands was the only euro-area country among 11 surveyed by the Global Property Guide with rising property prices.
Average prices slipped 0.3 percent in the third quarter from the previous three months, according to Nieuwegein-based NVM, the Dutch Realtors Association. In the Amsterdam region, where narrow houses loom over canals winding through the city center, prices fell 4 percent to an average 265,000 euros.

De NVM publiceert elk kwartaal de woningmarktcijfers. De kwartaalcijfers geven inzicht in de ontwikkeling van de woningmarkt in de 76 woningmarktgebieden. Voor vijf types woningen wordt inzicht gegeven in transactieprijzen, prijzen per vierkante meters, aantallen verkochte woningen en totale omzet.
